Renting through NSR
North Shore Realty uses the standard REIT approved tenancy agreement and the provisions of the Residential Tenancy Act 1997 form part of this agreement. The Residential Tenancy Agreement sets out the terms and conditions of that rental in writing. The tenant is given a copy of the agreement and a condition report at the beginning of the tenancy. If you are renting a stratum title property and there are rules that apply, a copy of these rules will also be given to the tenant.
The Residential Tenancy Act 1997 applies to all residential tenancy agreements in Tasmania. This Act will override all written or verbal agreements in the event that there are any disputes. The Residential Tenancy Act 1997 which regulates tenancy agreements in administered by The Office of Consumer Affairs. If you want to know your rights as a tenant they are the people to ask. You can also contact the Tenant’s Union of Tasmania or Legal Aid for their advice
Bond
The standard bond on a property is equivalent to four week’s rent. This is retained in the North Shore Realty trust account as security against any damages or unreasonable wear and tear. In the event that there is no damage to the property, no outstanding issues to be addressed (e.g. cleaning the property) and that you owe no money (e.g. for rent or carpet cleaning) your bond will be returned within two working days.
Rent Payments
All rents are payable two weeks in advance. We accept payment from Centrepay, directly into our trust account (by net bank or using rental deposit book issued to you on request) or as cash or cheque at our office. In the event that you are unable to pay your rent on or before the date it is due, you will need to ring our Property Manager and discuss the matter.
Tenant Insurance
You are responsible for your personal effects. In the event that you are robbed or there is a fire you need to ensure you have insurance over your personal effects. Landlords normally cover insurance for the property and the chattels, but most will not cover a tenant’s personal effects.
Amenities
A tenant is responsible for the connection and disconnection of the phone and power through their communications provider and Aurora.
Repairs and Maintenance
Repairs and maintenance of the property are to be referred to North Shore Realty within 24 hours. Urgent repairs are to be phoned through immediately so that they can be dealt with as quickly as possible.
Please note that tap washers, fuses and light globes are a tenants responsibility, not the landlords. In the event that the maintenance or repairs to the property are due to the negligence of the tenant then the repair costs will be payable by the tenant (e.g. if a toilet is blocked due to nappy liners being flushed down it, the tenant is responsible for the repair costs).
Condition report
On leasing the property, two copies of a thorough condition report will be given to you. To protect your interests, it is important that you check the condition report thoroughly, making any necessary amendments and return a signed copy back to our office. This report will be used at the end of your tenancy to compare the commencement condition against the termination condition. In the event that you have not returned a copy to our office, we will rely on the original condition report not on comments from a Tenant stating that the damage was already there.

When renting through North Shore Realty there is a Residential Tenancy Agreement that sets out the terms and conditions of that rental in writing. The tenant is given a copy of the agreement and condition report at the beginning of the tenancy. If you are renting a stratum title property and there are rules that apply, a copy of said rules will also be given to the tenant. We insist that all tenants read through the Residential Tenancy Agreement before signing the document. It is important that you understand in advance what you are responsible for and the particulars of the Agreement.
Inspections
North Shore Realty carries out inspections on the property. You will be given a minimum of 24 hours notice.
Office Hours
Our office is open between 9 am and 5.30 pm Monday to Friday and 9 am to 1 pm Saturday. In the event of emergencies you can ring the office number after hours for service.
